Introduction
Strata backflow testing is the certified field evaluation of testable backflow prevention assemblies serving a condominium, townhouse complex, bare-land strata, mixed-use strata, or other multi-unit property. The test confirms that the internal check valves, relief valve, air-inlet components, and shutoff valves—depending on assembly type—operate within the applicable performance criteria and continue to protect the potable water system.
A strata backflow preventer may protect the entire property at the incoming water service, or it may protect a specific shared system such as fire sprinklers, irrigation, hydronic heating, a swimming pool, a commercial tenant, or a janitorial chemical station. Larger developments can have several devices in separate mechanical rooms, parkades, irrigation boxes, rooftops, or detached amenity buildings.
The practical objective is not simply to obtain a passing test. A well-managed strata program identifies every regulated assembly, assigns responsibility, coordinates access and water shutdowns, completes repairs quickly, submits the correct municipal reports, and retains records so the next property manager or council does not have to reconstruct the system from scratch.
